Vacant Home Maintenance; The 'Win-Win' Way

Vacant homes often don't appeal to buyers. So, these days, some real estate companies are suggesting house-sitters to help keep the home maintained and give it a lived-in feel.

Vacant Home Rescue's Guardian Angel program is being used with homes in short sale and involves placing Home Guards or 'Guardian Angels' in the residence in exchange for a small monthly fee and the responsibility of maintaining the home.

The Home Guards aren't offered a lease term and they're required to move out with little notice if the home sells, although VHR tries to give 30 days' notice wherever possible.

"It's not for everyone and I certainly treat it as a job," said Mesa-based Guardian Angel, Angela Rose. She is able to live in a 2,000 square foot house at least until it sells. Rose calls it a win-win situation for people seeking less expensive living costs and for owners of vacant properties.

Vacant homes are at risk of vandalism and theft, and even worse should a trespasser get seriously hurt whilst on the property. "Obviously, when there is nobody living in them, the whole neighborhood could lose value," said Victoria Vodden, CEO of Vacant Home Rescue based in Mesa, AZ.

Reports say that homes can sell for 20 percent more and 30 percent faster when it is occupied by a Home Guard. The service costs nothing for the homeowner and is actually designed to alleviate many of the costs that are associated with maintaining a vacant property because they are paid for by the Home Guard. House-sitters are not allowed to bring pets or smoke in the home and have previous experience maintaining a home, a yard and a pool where applicable.

Home Guards are given the opportunity to select from any vacant homes that are available to Vacant Home Rescue once their current residence sells and are given assistance in moving. It is perfect for a single person, or professional couple, who are clean, tidy, have little furniture to relocate and who take the responsibility of living in someone else's home as seriously as the commpany does.
